Who We Are

Twenty-five years
of real estate, done
the right way.

CPR was founded by Noah Smith — a New York–based broker, investor, and developer with more than two decades of experience across residential, mixed-use, and multifamily conversions. His partners and he have built a portfolio that reflects a signature style: eco-conscious buildings that respect their neighborhoods and create better environments for owners, tenants, and the communities around them.

As a broker, investor, developer, and apartment manager, Noah is well-versed in every side of the business. Property management and construction are handled by our sister company, NS Construction, so every building is managed and maintained by the same team that acquired and repositioned it.

The Team

Focused. Opinionated.
Quietly obsessive.

Every building we touch passes through the same small group of people — experienced, hands-on, and accountable to each other from the first walk-through to long-term stewardship.

Nathaniel Smith

VP of Acquisitions

Leads CPR’s deal-sourcing engine across our core markets. A Brooklyn-based specialist in mid-market multifamily investment sales with a decade of transactions under his belt — from rent-stabilized walk-ups to ground-up luxury. Nathaniel’s eye for undervalued buildings is the first filter every new acquisition passes through.

Yaniv Grinberg

VP of Investments

Oversees capital strategy, investor partnerships, and deal underwriting. Yaniv brings a rigorous, quantitative approach to CPR’s long-hold thesis — pairing disciplined financial modeling with a deep feel for the neighborhoods where our capital goes to work.

Daniel Mahgerefteh

Director of Asset Management

Runs the day-to-day performance of CPR’s standing portfolio — leasing, capex, tenant experience, and the constant reinvestment that turns historic buildings into places people actually want to live. Known around the office for getting back to every tenant, every vendor, and every partner within the hour.

Michael Hayum

Director of Marketing

Shapes how CPR shows up in the world — brand, positioning, investor communications, and the story we tell about the neighborhoods we help bring back. If you’ve heard about a CPR building, chances are Michael made sure you did.

In Tribute

“Tony Goldman (1945–2013) was an early pioneer in what became the world-renowned SoHo cast-iron district in New York City. He later went on to found and redevelop South Beach in Miami and the Miami Design District. We at CPR admire his life’s work and philosophy.”
